Cesspool Emptying at Winchelsea Beach and in Holiday Lets

At KP Cesspool Services, we empty cesspools in Winchelsea for homes and holiday properties that are not connected to the mains sewer. Winchelsea is really two places as far as drainage goes. There is the old town on its hill, with period houses and narrow streets, and there is the low, flat ground down at Winchelsea Beach and along towards Pett Level. A cesspool in either needs emptying every four to eight weeks, depending on the size of the tank and the household, but the reasons it fills, and the reasons it is there at all, differ between the two.

Down by the beach, a high water table

The ground behind the shingle at Winchelsea Beach is barely above sea level, and in winter the water table sits close to the surface. That is hard on an older tank. A brick or concrete cesspool with a cracked wall or a tired joint lets groundwater in, and the tank fills with clean water as well as the household's waste. If yours suddenly needs emptying far more often between autumn and spring, that is the usual cause, and we look for it while the tank is empty.

The same wet ground is why a drainage field rarely works here. A septic tank needs at least 1.2 metres of unsaturated soil beneath its drainage field at the wettest time of year, and on much of this coast that simply is not there in January.

A protected coast

The shoreline from Dungeness round to Pett Level falls within the Dungeness, Romney Marsh and Rye Bay designations, which include a Special Protection Area, a Ramsar wetland and a Site of Special Scientific Interest. They matter whenever a system is replaced.

Under the General Binding Rules, a new discharge to ground cannot rely on the rules within 50 metres of those sites, and a new discharge to a ditch or stream cannot rely on them within 500 metres. Near the beach, that rules out a great deal. A sealed cesspool discharges nothing, so the designations and the water table stop mattering, and that is why so many properties here keep one. Holiday homes and summer peaks

Plenty of the properties around Winchelsea Beach are second homes and holiday lets, and a let that sleeps eight fills a cesspool at a very different rate from a couple living there in winter. The tank is sized for the house, not the busiest week of the summer, so the emptying schedule has to follow the bookings rather than the calendar. What we do on each visit

We empty the tank completely with a vacuum tanker, then look at the walls, the cover, the inlet and the seals. Salt air is hard on metal covers and fittings near the coast, so we pay them particular attention. If a drain between the house and the tank is slow, we can clear it with high pressure jetting the same day. Everything goes to a licensed treatment facility and you get a waste transfer note for your records.

Signs your cesspool is close to full

Slow sinks and toilets, gurgling pipes, a smell around the covers and damp ground near the tank all point the same way. Near the beach, damp ground can just be the water table, so it is a poor guide on its own. A high level alarm on the tank takes the guesswork out of it, and signs your cesspool is full goes through the rest.
