The articles on this site explain how cesspools, septic tanks and treatment plants work in general terms. Every property is different. Ground conditions, tank condition, age, capacity and the rules that apply to your discharge all change what you should actually do.

Nothing here is a substitute for someone looking at your system. Please do not make a decision about repairing, replacing or discharging from your system on the strength of a web page alone. Ring us and we will tell you what applies to you.

Where we mention regulations, they were correct as we understood them at the time of writing. Rules change. Check the current position with the Environment Agency or with us.

This website does not publish prices and nothing on it is an offer or a quotation. A price becomes binding only when we give it to you for your specific job, and the terms for that work are the ones in the quote.

We aim to keep the site up and accurate, but we cannot promise it will always be available or free of errors. We may change or remove pages without notice.

Where we link to other websites, such as GOV.UK, we do not control them and are not responsible for their content.

Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited by law.
