Three very different systems sit under three very different gardens. Here is how each one works, and what it needs from you.
Cesspool
A sealed, watertight tank that stores everything and treats nothing. There is no outlet, so once it is full it has to be tankered away. Common on older rural properties where a drainage field was never possible.

Every few weeks for most homes. A cesspool is a sealed tank that stores everything and treats nothing, so the level only goes one way. How often depends on the size of the tank and how much water the household uses, and we work out a sensible interval with you on the first visit.
How often a cesspool should be emptied ›How often should a septic tank be emptied?
Once a year suits most households. Bigger families, holiday lets and commercial premises usually need it more often. If you have just moved in and nobody can tell you when it was last done, book an empty and start the clock from there.
Septic tank emptying ›How often does a treatment plant need servicing?
Most manufacturers want a service every six to twelve months. A treatment plant has a blower, a motor and moving parts running every hour of the day, and skipping services can also void the warranty.

Usually, yes. We can run a long hose from the road when the tanker cannot get near the tank. Tell us about the access when you ring, because it also shapes the price.
Cesspool emptying ›What paperwork do I get?
We are a registered waste carrier, number CBDU266860. Every load goes to a licensed treatment facility and you get the waste transfer note for your records. Landlords and businesses have to be able to produce it, and a buyer's solicitor will ask for it when you sell.
Selling a house with a septic tank ›What should I do while I wait for you in an emergency?
Stop using water as far as you can, so no washing machine, no dishwasher, no baths and as little flushing as possible. Keep people and pets away from any sewage that has surfaced, and do not open a sealed tank yourself, because the gases in them are dangerous.
What are the General Binding Rules?
They are the rules a septic tank or treatment plant in England has to meet to discharge to the ground or to water. The one that catches people out is a septic tank running straight to a ditch, stream or other watercourse, which is not allowed and has to be put right.
