A treatment plant is machinery

This is the part people miss. A septic tank just sits there, but a treatment plant has a blower or a motor, bearings and moving parts, and it runs every hour of every day. Left unserviced it will eventually stop treating, and the first sign is often a smell or a complaint from a neighbour downstream.

Most manufacturers want a service every six to twelve months. Skipping them can also void the warranty, which is an expensive way to save a small annual cost.

What a service covers

We check and clean the blower and its filter, inspect the biodisc or aerator and its bearings, check the motor and drive, look at the settlement and final chambers, and assess what is being discharged. Desludging

A plant still collects sludge in its first chamber. The General Binding Rules say it must be removed before the plant reaches capacity, and that this should be at least once a year or as often as the manufacturer instructs. Some models need it more often than others, so we work to the manual for your unit and can empty it on the same visit as the service.

Service plans

Rather than relying on remembering, you can put the plant on a regular service. We book the next visit in line with the manufacturer's interval, usually every six or twelve months, and desludge on the same trip when it is due. It keeps the warranty intact, keeps the discharge clean and builds a record for when you sell.

Signs something is wrong

Your duty as the owner

Under the General Binding Rules, a plant has to be maintained by someone competent, in line with the manufacturer's instructions, and repaired or replaced if it is not in good working order. A plant that has stopped treating is still discharging, so the rules treat a neglected plant as a pollution risk. When you sell, you must pass the buyer a written description of the system and its maintenance records.
